What is a tiny home on Wheels

  • Tiny homes on wheels fall under the umbrella of ADU. They are a specific type of ADU that is built on top of a trailer which can be transported simply by hooking it up to the appropriate truck.

    • An ADU (Accessory Dwelling Unit) is an umbrella term for secondary residences located on a single-family residential lot. ADUs allow living separate from the primary residence, containing their own kitchen, bathroom, and bedroom(s). ADUs are also commonly known as in-law/mother-in-law suites, granny flats, tiny houses, garage apartments, etc. ADUs can be attached or detached, built above your garage, or built in your basement or attic level of your home.

  • Your local zoning laws and ordinances may dictate factors such as whether you may have more than one residential building on your property, where they can be located on your property, square footage, number of bedrooms, renting options, and more.

  • We can also build non-residential structures on wheels, such as detached offices, music studios, or whatever else you can think of.

How long does it take to build a tiny house on wheels?

The build time on a tiny house on wheels can vary greatly due to an array of factors. The best way to get a better idea of your Ace of Space project timeline is to reach out to us and discuss what it is that you’re looking for.

Why build one?

  • Tiny homes on wheels are a great option for a variety of reasons including:

    • Housing loved ones who are looking to transition out of living independently, or housing family members who are looking for a multigenerational living arrangement

    • Having a guest house on your property

    • Renting out an ADU for short or long term stays for additional income

    • Raising your property value

    • Downsizing while staying on the same property

    • Adding a sustainable and affordable housing option to your local community

How do I find the ADU regulation for where I live?

  • Seek regulation information by looking at the building code for your state. Your state’s building code may or may not directly define regulation on Tiny homes on wheels/ADUs.

  • Seek regulation information by looking at the building and zoning ordinances in both your county and city level. You can typically find this by going to each respective parties official webpages.

  • If your county or city’s building and zoning ordinances do not have information on accessory dwelling units (ADUs), it is possible that they use different terminology or that they do not have specific regulation for ADUs. In the case that there is not specific regulation, you’d want to look at the type of lot that you are inquiring about (ex: single family residence) and review the regulations there. If you have questions, you can reach out to the county or city offices for further information. We will gladly inquire along with you should you want assistance in this endeavor.

  • County or city ordinances may speak to factors such as ownership and if the owner must live on the lot, where they can be located on the lot, whether they can be used for short-term rental, and more.
